Location
The house is situated about 1/2 a mile outside the village of Pathhead. The A68 offers direct access to the north towards the city and south to the Scottish Borders. Pathhead has good local shopping and regular bus services into Edinburgh. The Edinburgh City bypass is 6.2 miles from the house and there is a railway station at Fort Kinnaird where there is also a Bannatynes Gym. Loretto School is just 15 minutes away with a local bus service provided.
Grounds
The garden is delightful and excellently maintained. It is extremely well stocked with a variety of mature flowers and shrubs. There is a greenhouse and large secure shed for garden machinery. To the south of the garden is a large well kept kitchen garden and sheltered paddock extending to approximately 1.3 acres. In total the land extends to about 2.2 acres.

Directions
From Edinburgh, drive south on the A68 into the village of Pathhead into the village of Pathhead. Soon after entering the village take a left turn signposted Haddington B6367. After about 1/2 a mile turn right at a crossroads. After about 1/4 of a mile Preston Dene will be visible across the fields on your left hand side.
Deposit
A 10% deposit of the purchase price will be paid by the purchaser within 7 days after the conclusion of missives. This deposit will be non refundable in the event of a purchaser failing to complete the sale for reasons not attributable to the seller or her agents.
